Getting Started

The first thing you want to do is call me tor text me today at (970) 207-0222 or email me at JGiard@C3-re.com to get started.  I will setup a meeting either in my office in the Front Range Village across from the Library or in your home.  We will discuss your needs, your timing, your goals, and current situations.  I will prepare a free Comparative Market Analysis (CMA) that will give you a very good idea of the proposed selling price of your home.  I use up to date area databases and visual pricing that gathers the most recent sold, active, and under contract properties to arrive at the selling price.

The Agreement

Once we have both agreed on a selling price, listing date, and all terms, I will then get to work.  At no additional cost to you, I will hire a licensed appraiser to professionally measure your home. The floor plan will be used for marketing and will be available to potential buyers and Realtors®.  Click the image below for a larger version.

I will then hire a professional stager at my cost to help you in the de-cluttering and brightening of your home. They will give you advice on making small changes and getting your house ready so the buyer can see the home as theirs. They will explain "What is Hot and What is Not."  My clients absolutely love this service and it is the reason many of my listings sell quickly and with multiple offers.

Also at no additional cost to you, I will hire a professional photographer who specializes in real estate photography to illustrate your homes features using the best possible lighting.  The photographs will be used in the brochures, publications, mailers, magazines, and on multiple websites and all of my social media accounts.

The Proven C3 Real Estate Marketing Plan

  • "Just Listed" Postcards:  We will mail at least 200 Just Listed postcards targeting my buyers and your neighborhood.

  • Multiple Listing Service (MLS): We will enter your home’s information into the MLS, giving you exposure to thousands of Realtors®.

  • Broker Open House:  With the owners permission, we will hold an open house for the Brokerage Community.  Many Brokers are working with multiple buyers and they can preview your home to see if it may be a fit for a buyer that is currently looking to purchase.

  • General Public Open house:  With the owners permission we will hold public open houses.  The open house will be advertised online and in the local newspapers.

  • Social Media:  We will create a 2-3 minute video showcasing your home on YouTube.  Your home will also be linked to my Facebook, Twitter, and Google Plus pages as well as being listed on my Featured Property page and mentioned in my Blog.  My Facebook followers are mostly local and my Twitter account has over 4000 followers throughout the globe that are mostly Real Estate Agents, Investors, and Brokerage firms.  We also link your listing to my Instagram account which has over 2000 followers and contains a network of hundreds of Realtors, Investors and Lenders throughout the US.

  • NextDoor.com:  Your listing will also appear on my NextDoor.com page.

  • Internet Advertising: Your home will be actively marketed on several nationally recognized web portals, including: craigslist.com, zillow.com, trulia.com, coloproperties.com and many more. We are experts in maximizing your internet exposure. This truly is one of the MOST important aspects of getting your home sold quickly and for top dollar.
