Why Should I Use a Buyer's Agent?
If you are interviewing Real Estate agents, one question you may want to ask is: "Are you a Buyer's Agent or a Transaction Broker?". What does this mean? As a Buyer's Agent, I work solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity. I will negotiate on behalf of and act as an advocate for the buyer. A Transaction Broker will assist the buyer in the real estate transaction and is not an advocate to either the buyer or seller. What is the Difference Between a REALTOR® and a Real Estate Agent?
Another question you may want to ask during your Agent interview is if they are a REALTOR® or not? Not all Real Estate Agents are REALTORS®. The difference is we are members of the National Association of REALTORS®, and we must uphold the standards of the association and its code of ethics. It is our policy to hold the highest standards and ethics and to respect you, your family and your home.
I heard Northern Colorado is Experiencing a "Seller's Market". What Does That Mean?
Northern Colorado real estate prices have risen faster than most every region in the United States over the last few years. With prices rising so fast, the appraisals are not keeping up with the listing prices in many cases. There are actual bidding wars on some properties and offers are coming in above and beyond the asking price, with some buyer’s completely waiving the appraisal process. I have helped my clients navigate this tough market with a combination of negotiations, agent relationships, due diligence, and introducing the human element into some transactions. What About New Construction, Won't I Get a Deal if I Don't Use a Real Estate Agent?
The short answer in most cases is no. The builder usually already has factored in the cost of the Buyer's Real Estate Agent. If you go in without representation they will not want to lower the price because it creates a public record “comparable”. By lowering the price of one home, they will in most cases hurt the value of all future homes they build. Also, a Buyer's Agent will advocate for you throughout the entire process from the contract, to the inspection process, to the appraisal and all the way to closing and occupancy. My services as a Buyer's Agent are no cost to you so why not have a representative advocate for you?
Can you help me get a mortgage?
I am not a lender but I work with dozens of lenders and I can send you some recommendations. Always shop around for your lender to get different options. It is important to note the different costs of different mortgages. It is not just the interest rate but the total cost of the loan and closing costs that is important. Some loans may show you the best interest rate around but you may have to pay a $6000 loan fee at the closing table. While another lender may offer you an interest rate that costs you a few dollars more a month on your mortgage payment but may only have a $200 loan fee. Every situation is different, depending on your credit history, work history, residence history etc.
